The Challenge

BXR Gym is a high-end, state-of-the-art boxing and fitness facility located in Marylebone, London. With high-profile users including world heavyweight champion Anthony Joshua, the gym was designed to deliver a premium training environment that combines elite performance standards with luxury fitness amenities.

Hensall was appointed to deliver both mechanical and electrical services during the construction phase of the development, with the objective of completing the installation ahead of the gym’s official opening in January 2017. A key challenge was delivering a complex, high-specification services package within a fast-paced construction programme, where coordination with multiple trades and strict deadlines were critical to success.

The mechanical and electrical installations needed to support a demanding fitness environment, requiring reliable performance, durability, and precision control across all systems. The design intent called for a seamless integration of services within a premium interior, where both functionality and aesthetics were of equal importance.

From an M&E perspective, the project required careful planning to ensure all systems could be installed efficiently within the constraints of the build programme. This included coordinating services in tight spatial conditions, managing interfaces between multiple building systems, and ensuring readiness for early commissioning and operational use.

Delivering a high-performance facility of this calibre within a fixed opening deadline required strong programme management, detailed coordination, and the ability to respond quickly to on-site challenges while maintaining the quality expected of a flagship fitness destination.

Our Solution

Hensall delivered a fully integrated mechanical and electrical solution for BXR Gym, ensuring the high-performance fitness facility was completed to programme ahead of its January 2017 opening.

On the mechanical side, Hensall provided full project management, design development, and working drawings, supported by ongoing site liaison to coordinate installation within the fast-paced construction programme. The system design included LTHW heating to hot water, boosted and mains cold water systems, and hot water generated via calorifiers fed from the landlord supply, supported by heat exchangers and cold water storage.

Ventilation systems were installed throughout, incorporating heat recovery air handling units to maximise efficiency, alongside a VRF air conditioning system serving the entire facility. The mechanical package also included full sanitary installations, above-ground drainage, and condensate systems, all delivered with complete as-fitted documentation and commissioning.

From an electrical perspective, Hensall carried out full project management, design development, and site setup. The installation included main and sub-distribution systems, containment, lighting and emergency lighting, and advanced lighting control systems to create a flexible and responsive environment. Small power, external lighting and controls, data wiring, and full life safety systems were also integrated, including fire alarms, CCTV, security systems, disabled alarms, and access control.

Additional specialist systems such as AV installations and disabled refuge provisions were incorporated to support the operational requirements of a modern, high-end training facility.

All systems were thoroughly tested and commissioned to ensure full compliance, performance, and reliability, delivering a robust and high-quality installation that met the exacting standards of this flagship fitness venue.
