The Challenge
Eversheds Sutherland is a prominent law firm with a strong presence across the UK and internationally, operating from its offices at Central Square South. As part of an internal relocation, the firm required a full refurbishment of office space on another floor within the building—delivering a modern, high-performance working environment while maintaining business continuity.
Hensall was appointed to deliver a comprehensive mechanical and electrical package, encompassing design, project management, and full installation. A key challenge was undertaking the refurbishment within an occupied commercial building, where disruption had to be minimised and coordination with other tenants and building management was essential.
The mechanical scope required the integration of new systems with existing infrastructure, including the installation of a four-pipe fan coil system serving the reception area, fed from landlord supplies. Additional complexity arose from the need to provide dedicated air conditioning to conference rooms and critical cooling to server rooms, ensuring reliable operation of business-critical IT systems. Ventilation, domestic water services, and above-ground drainage and condensate systems also needed to be carefully designed and installed within constrained ceiling voids.
From an electrical perspective, the project demanded a fully coordinated approach to deliver modern workplace functionality. This included sub-distribution systems, containment, lighting and emergency lighting, and advanced lighting controls to create a flexible and efficient office environment. The integration of data wiring, AV systems, and life safety systems—such as fire alarms and disabled alarms—added further layers of complexity.
Delivering a high-specification office fit-out within a live commercial environment, while adhering to programme constraints and ensuring seamless integration with existing services, required detailed planning, technical expertise, and a highly coordinated execution strategy.
Our Solution
Hensall delivered a fully coordinated mechanical and electrical solution for Eversheds Sutherland at Central Square South, ensuring the refurbished office space met the demands of a modern legal practice.
Acting as project managers for the mechanical works, Hensall developed detailed designs and comprehensive working drawings during the planning phase, enabling a smooth and efficient installation process. The team installed air conditioning and ventilation systems throughout the office, creating a comfortable and controlled working environment. This was supported by the integration of domestic water services, as well as above-ground drainage and condensate systems, all carefully coordinated within the building’s existing infrastructure.
On the electrical side, Hensall installed a sub-distribution system to support all lighting and power requirements, ensuring a reliable and efficient setup across the workspace. In addition, essential safety and communication systems were implemented, including fire and security alarms, data infrastructure, and AV systems to support meeting rooms and collaborative spaces.
All systems were thoroughly tested and commissioned to ensure full functionality, compliance, and performance. The result was a high-quality, well-integrated office environment delivered efficiently and ready to support the ongoing operations of the business.
