ISHHO Leeds

The Challenge

Issho is a premium Japanese restaurant and bar concept. Located within the prestigious Victoria Gate Shopping Centre, the venue was designed to deliver a high-end dining and social experience, placing significant demands on both mechanical and electrical services.

Hensall was appointed to deliver a comprehensive M&E package within a strict 16-week programme ahead of the restaurant’s scheduled opening in June 2017. The compressed timeframe presented a major challenge, requiring careful coordination, efficient sequencing, and close collaboration with other trades to ensure timely delivery without compromising quality.

The mechanical scope was extensive, including full air conditioning systems, restaurant and kitchen ventilation supply and extract, refrigeration, and public health systems serving all sanitary areas. These systems needed to be integrated within a rooftop environment, where space constraints and exposure added complexity. In addition, all services had to be fully connected to the Building Management System (BMS), ensuring seamless control and operational efficiency across the venue.

From an electrical perspective, the challenge was equally demanding. Hensall was responsible not only for installation but also for project management and detailed design, including the production of working drawings. The scope included main and sub-distribution systems, containment, lighting and emergency lighting, and advanced lighting control systems to support the restaurant’s ambience.

Further complexities arose from the integration of multiple specialist systems, including data wiring, fire alarm and aspirating systems, CCTV, security, access control, disabled alarms, and AV systems. External lighting and controls for the rooftop terrace also required careful consideration, particularly in balancing aesthetics with durability in an exposed environment.

Delivering a fully coordinated, high-specification installation within a live retail and leisure destination—while adhering to a tight programme—required precision planning, technical expertise, and a proactive approach to overcoming logistical and design challenges.

Our Solution

Hensall delivered a fully coordinated mechanical and electrical solution for Issho, successfully meeting the demands of a high-end hospitality environment within a constrained programme.

Entrusted with full project management of the electrical fit-out, Hensall undertook detailed planning and the production of comprehensive working drawings to ensure accuracy and efficiency on site. A key priority was delivering a sophisticated lighting scheme that aligned with the venue’s premium aesthetic. Working closely with the lighting designer, Hensall implemented a combination of LED, halogen, and bespoke luminaires to achieve the desired ambience in the most energy-efficient way possible. This was complemented by the installation of advanced safety and security systems, including fire alarms, CCTV, and access control.

A strict programme requirement added further pressure, with the facility needing to be fully operational four weeks prior to opening to allow for staff training. Despite this, Hensall maintained programme integrity and delivered all systems on time and to a high standard.

From a mechanical perspective, Hensall installed comprehensive ventilation and air conditioning systems throughout the restaurant, including a high-performance kitchen extract system. Public health systems were installed across all sanitary areas in line with the architect’s specifications, adhering to BREEAM principles despite the project not formally requiring certification. A dedicated refrigeration system was also installed to support the drinks storage areas.

To optimise performance and user control, Hensall implemented a Building Management System (BMS), providing intelligent control over ventilation, heating, cooling, and domestic services. The system was designed for ease of use, with a 10-inch touchscreen interface mounted directly onto the BMS panel, enabling efficient day-to-day operation.

The project’s location on the fourth floor of Victoria Gate Shopping Centre introduced logistical challenges, particularly around access for large equipment. To overcome this, Hensall adopted a strategy of assembling key elements on site, ensuring installation could proceed without delays.

Further complexity arose from the need to link services between multiple floors, as management offices were located on the first floor. This required intricate routing of communication, data, and EPOS systems throughout the building. Through careful planning and a clear execution strategy, Hensall successfully delivered these connections without disruption.

Despite the technical and logistical challenges, the project was completed to an exceptional standard, resulting in a high-performing, visually striking venue ready to welcome guests.
