The Challenge

The project involved a comprehensive M&E decarbonisation upgrade with the primary objective of significantly reducing the building’s energy consumption and overall carbon footprint. The scope required the integration of multiple energy-saving technologies across an operational facility, demanding careful planning, coordination, and phased delivery to minimise disruption to users.

Key challenges included upgrading all existing lighting systems to LED across the entire site, requiring coordination within a live environment while maintaining full operational access. The installation of a 382kW solar PV system added further complexity, requiring careful structural and electrical integration to maximise generation capacity within existing roof constraints.

Additional works included the installation of destratification fans across pool, gym, and reception areas to improve heat distribution and reduce energy demand. The complete replacement of the site-wide Building Management System (BMS) required detailed integration to ensure improved control and optimisation of heating and energy systems.

Further challenges arose from upgrading existing air handling units, including the replacement of supply and extract fans with modern EC motors and undertaking partial refurbishment of AHU systems, all within a live building environment. Delivering a fully coordinated decarbonisation solution while maintaining operational continuity and aligning multiple system upgrades presented a significant technical and logistical challenge throughout the project.

Our Solution

Hensall delivered a fully coordinated mechanical and electrical decarbonisation package to significantly reduce energy consumption and carbon emissions across the site. The works included a full LED lighting upgrade throughout all areas, improving efficiency and reducing maintenance requirements while enhancing lighting performance.

A 382kW solar PV system was installed to generate on-site renewable energy, reducing reliance on grid electricity and supporting long-term sustainability targets. To improve thermal efficiency, destratification fans were installed in the pool, gym, and reception areas, ensuring more even heat distribution and reducing heating demand.

The existing Building Management System (BMS) was fully renewed, providing enhanced control and monitoring of building services, allowing for improved optimisation of heating and energy usage across the site. In addition, all air handling units were upgraded with modern EC supply and extract fans, with partial refurbishment of existing AHUs to improve performance and efficiency.

Through careful planning, phased delivery, and integration of multiple energy-saving technologies, Hensall successfully delivered a comprehensive decarbonisation solution that reduced energy consumption, improved system control, and significantly lowered the building’s carbon footprint.
