The Challenge
One Tower Bridge is a landmark luxury residential development situated on the banks of the River Thames, offering high-end apartments alongside premium leisure and retail spaces. With its reputation as one of London’s most desirable addresses, the project demanded exceptional standards across all aspects of design, installation, and delivery.
Hensall was appointed to deliver a wide-ranging package of mechanical and electrical services across multiple areas of the development, including the marketing suite, selected residential apartments, and core infrastructure. A key challenge lay in maintaining consistency in quality and performance across these varied environments, each with its own functional requirements and design expectations.
The mechanical scope was particularly complex, involving the integration of multiple high-specification systems within a constrained and densely serviced building. This included boosted cold water systems, hot and cold water distribution, low temperature hot water (LTHW) heating, and chilled water systems distributed from central plant located in the basement. The inclusion of advanced technologies such as VRF and split air conditioning systems, air source heat pumps, packaged chillers, and heat recovery air handling units required careful coordination to ensure efficiency, reliability, and ease of maintenance.
Additional challenges arose from the need to install a variety of terminal units, including fan coil units, underfloor heating, and trench heating, all while maintaining the premium aesthetic expected in luxury residential spaces. Above-ground drainage, condensate systems, and sanitary ware installations also needed to be seamlessly integrated without compromising design intent.
From an electrical standpoint, the project demanded a fully coordinated approach, encompassing everything from main and sub-distribution systems to lighting, lighting control, and small power. The integration of critical life safety and security systems—including fire alarms, CCTV, access control, and disabled refuge systems—added further complexity, alongside the requirement for data infrastructure and AV systems.
The use of BIM design and detailed working drawings was essential to coordinate services within tight spatial constraints and avoid clashes across disciplines. Delivering this level of detail across multiple zones of a live, high-profile development required meticulous planning, strong project management, and close collaboration with stakeholders to meet the exacting standards associated with such a prestigious scheme.
Our Solution
Hensall successfully delivered a comprehensive mechanical and electrical solution at One Tower Bridge, taking full responsibility for project management and ensuring all systems were designed, coordinated, and installed to the highest standards expected of a luxury development.
On the mechanical side, Hensall implemented a fully integrated environmental system designed to maximise comfort and efficiency. Wet underfloor heating was installed throughout, complemented by a chilled water fan coil system to provide effective and responsive cooling. Ventilation was achieved באמצעות local MVHR air handling units, delivering energy-efficient heat recovery while maintaining excellent indoor air quality.
Domestic water services and drainage were carefully connected to the wider landlord infrastructure, ensuring seamless integration with the overall development. To facilitate the early use and demonstration of the marketing apartments, Hensall also installed risers and created a temporary plant room. This system was centred around air source heat pumps, providing both heating and domestic hot water, and enabling full commissioning ahead of permanent plant availability.
From an electrical perspective, Hensall delivered a complete installation, including lighting, containment, and all essential systems for safety and security. This ensured that both the marketing suite and residential units were fully operational, secure, and aligned with the high-end expectations of the development.
The project presented logistical challenges due to its central London location near the River Thames, including restricted access and traffic constraints impacting the delivery of equipment and materials. Through careful planning and coordination, Hensall managed these challenges effectively, maintaining programme timelines and budget requirements.
Given the premium nature of the development, every aspect of the project required exceptional attention to detail and the use of high-quality materials. This placed particular emphasis on the design phase, where precision and thoroughness were critical to ensuring successful delivery.
